Westlake Hills is one of those rare communities that delivers what most Austin neighborhoods only promise: genuine privacy, exceptional schools, and easy access to everything the city offers - without the noise that comes with it. The hills, the quiet roads, the trees, the views - residents and their elected officials are fiercely committed to protecting all of it. That's not marketing language. It's why people who move to Westlake Hills tend to stay.

Located just six miles west of downtown Austin, Westlake Hills occupies a stretch of the Hill Country where winding roads cut through cedar and oak, and homes command views that simply don't exist inside the city limits. The zip code is 78746 - and if you've spent any time in Austin real estate, you know what that zip code means.

The Lay of the Land
Westlake Hills is organized around two primary corridors: Bee Caves Road running east-west and Loop 360 running north-south. Where you land relative to those corridors shapes your daily life more than almost any other factor. The eastern side of Westlake Hills - closest to MoPac and downtown Austin - offers 10-12 minute commutes in normal traffic. The western side, toward Barton Creek and Lost Creek, adds a few minutes but delivers more seclusion and larger lots. Rush hour on Bee Caves Road and the 360/MoPac interchange can add 10-15 minutes, which is worth planning around if you're commuting daily.

For context on proximity: downtown Austin is 10-15 minutes via Bee Caves Road or Loop 360 to MoPac; the Domain and Apple campus are 20-30 minutes north; Austin-Bergstrom Airport is 22-30 minutes via MoPac to 71; UT Austin is 12-18 minutes. The cold springs themselves have been drawing Austinites for over a century. Wild Basin Wilderness Preserve adds another 227 acres with 2.5 miles of trails and Bee Creek waterfall, right inside town. And the Barton Creek Greenbelt trailheads are within minutes of Westlake Hills, connecting to 12+ miles of hiking and biking.

The social infrastructure matches the outdoor access. The Austin Country Club, located in the Westlake Hills neighborhood of Davenport Ranch, offers a 180-acre, 18-hole golf course designed by Pete Dye, 10 lighted tennis courts, a 50-meter heated pool, a 57-slip marina and boat club, and a full clubhouse. Barton Creek Country Club and Westlake Country Club round out the private club options for families who want that membership experience. For everyday life, The Village at Westlake covers dining and errands; restaurants and more.

Eanes ISD - The Anchor That Drives the Market
No honest conversation about Westlake Hills real estate is complete without talking about Eanes ISD. For many buyers, Eanes ISD is the primary reason they're looking at Westlake Hills in the first place - and that's not an overstatement. Eanes serves approximately 8,000 students across nine campuses: six elementary schools (K-5), two middle schools (6-8), and one high school. Westlake High School has ranked among the 100 best high schools in the country by both Newsweek and US News, consistently outperforming state and national averages on the SAT and ACT. All nine campuses have received the Texas Education Agency's highest "Met Standard" rating. Westlake High graduates earn more than $20 million in scholarships annually, and approximately 99% go directly to college. The school also offers a full slate of AP courses, a Career and Technical Education program, and a nationally recognized Performing Arts department.

It's also worth noting that the schools function as a social backbone for the community. Westlake High football games, swim meets, theater productions, and school events create a genuine community calendar - the kind of neighborhood rhythm that newer subdivisions and master-planned communities struggle to replicate. Families who have moved through the full K-12 Eanes experience consistently say the community connection justified the investment.

How Westlake Hills Compares to Nearby Alternatives
Buyers evaluating Westlake Hills typically compare it with Rollingwood, Tarrytown, Barton Creek, and Northwest Hills. Each serves a different priority, and the school district boundary is usually the dividing line.

Rollingwood sits in the same Eanes ISD attendance zone but is a much smaller community - roughly 1,600 residents with typically only one or two homes on the market at any given time. Westlake Hills has meaningfully more inventory and a broader price range, while sitting slightly further from Zilker Park and Barton Springs than Rollingwood does.

Tarrytown offers historic charm, genuine walkability, and Austin ISD's Casis Elementary. Buyers who prioritize walkable dining and being close to downtown often land in Tarrytown; buyers who prioritize school district performance and lot size typically choose Westlake Hills.

Barton Creek feeds into Eanes ISD as well but is a true golf-course community with mandatory club exposure and a 25-30 minute downtown commute. Westlake Hills offers the same school district at a shorter commute, without a required club membership.

Northwest Hills is Austin ISD (Doss/Murchison/Anderson) at a lower price point with comparable lot sizes. Buyers who don't specifically need Eanes ISD and want more value per square foot often find it in 78731.

Closed sales over the trailing 12 months total 233, with 39 currently pending. The average sold price per square foot is $614, and the sale-to-list ratio is sitting at 90%.

The luxury price distribution tells the full story of this market: 30% of sales fall in the $1M-$1.5M range, 18% in $1.5M-$2M, 21% in $2M-$3M, and 18% at $3M and above. There is genuine range here - from entry-level Westlake Hills homes that need work to estate-lot properties well into the eight-figure territory.
