Get Pre-Approved
Before we start touring homes, it's important to know exactly what you're working with. A trusted lender will review your financial picture and issue a pre-approval letter - which tells us your price range and shows sellers you're a serious, qualified buyer. In a competitive market like Austin, that letter can make all the difference when multiple offers are on the table. We're happy to connect you with lenders we know and trust.

The Home Search
This is the fun part. We'll search on your behalf - both on and off market - and set you up with real-time MLS alerts from Compass so you never miss a new listing in the neighborhoods you love. When something catches your eye, we'll arrange a private showing and walk through it with you, sharing our honest read on the property, the location, and the value.

Making An Offer
Found the one? We'll move quickly and strategically. We'll help you craft the strongest possible offer — not just on price, but on terms, timing, and contingencies that protect you. Once submitted, the seller can accept, counter, or decline. If they counter, we negotiate on your behalf until we reach an agreement that works — or walk away if it doesn't.

Going Under Contract
Once your offer is accepted, you're officially under contract - and the home is effectively off the market. At this stage, you'll submit your earnest money deposit and begin securing your financing if you're not paying cash. We'll guide you through every deadline and deliverable so nothing slips through the cracks.

Home Inspection
This step is all about peace of mind. A licensed inspector will do a thorough evaluation of the home's structure, systems, and overall condition - flagging anything that needs attention. We'll be there with you, help you interpret the findings, and negotiate any necessary repairs or credits before you move forward.

Home Appraisal
Your lender will order an independent appraisal to confirm the home's fair market value. If the appraisal comes in at or above the purchase price, great — we move forward. If it comes in low, we'll work through your options together, whether that means renegotiating the price or evaluating next steps.

The Final Walkthrough
Just before closing, we'll do one last walk through the home to make sure everything is in order — that agreed-upon repairs have been completed and the property is in the same condition as when you made your offer. It's your final chance to flag anything before the keys are yours.

Closing!
The best day! Your lender will issue a final closing disclosure outlining all the numbers, confirm you're clear to close, and then it's time to sign. Once the paperwork is complete and your loan is funded, you'll receive your keys and the home is officially yours. We'll be there to celebrate every bit of it.
